Ozone Group is a Bangalore-based real estate firm whose offerings range from residential condominiums, hotels, resorts,  business parks, integrated townships to retail malls. SRINIVASAN GOPALAN, CEO, OZONE GROUP responded to CONSTRUCTION OPPORTUNITIES queries about his company’s approach to real estate development.


Tell us of the landmark projects currently being developed by Ozone?

Ozone Group is a young,  dynamic and is one of the fastest growing Real estate company in South India. In a short span of 11 years, we have delivered over 5 million sq ft to our customers and have another 15 million sq ft under construction. Ozone Urbana in Bangalore is the flagship project of Ozone group. The integrated township is located right next to Bangalore International Airport on NH-7 and offers outstanding features. The project has been designed in association with CPG Corporation Singapore. The Urbana plan includes boutique residences, serviced residential plots, senior living community; it is a wholesome mix of residential, retail, commercial, school, hospital, a star hotel, assisted care living, besides other world class infrastructure. No wonder the tagline is ‘Ozone Urbana – It’s all here.’ The Metrozone, is another of our large projects in Chennai, in the heart of Anna Nagar. It is a 40 acre residential project, offering a mix of 2, 3, 4 and 5 bhk units in 28 towers. The Metrozone is a lifestyle residential project and is landmark in Chennai. It has a 62,000 sq ft Clubhouse, one of the largest in Chennai, with a host of international quality amenities and facilities. We have several other residential projects in Bangalore, Goa and Mumbai.


Give us an understanding of your firm’s focus and operations as a real estate player?

In most projects across the country that have been traditionally built infrastructure is seen as the weak link? Tell us to what extent and how it is a differentiator in the case of Ozone projects?

We try to understand the needs and aspirations of our customers and provide all the amenities and facilities that are necessary to lead an active lifestyle. All our projects like, Ozone Urbana in Bangalore or The Metrozone, in Chennai, come with world class amenities, that include multiple swimming pools, indoor badminton courts, squash courts, multiple clubhouses and large green spaces. Our single minded focus on quality results in innovation, higher efficiency and improved products. This, we believe, contributes to achieving the most important aspect of our business - fulfilment of customer expectations.


Please talk of your association with global design and architecture firms and the value that association has brought to Ozone’s properties?

Ozone Group firmly believes in being ahead of the times. This is the reason why our projects come with that global finesse which is an important ingredient in all our projects. As one of the premium property developers in Bangalore, Ozone Group has a proven track record of innovation and raising the bar on design. From residential condos, serviced apartments, boutique residences, senior living community, hotels, resorts to business parks, we have been successfully combining design and technology in all our real estate projects. Ozone Urbana has been designed, in association with CPG Corporation Singapore, world renowned professional architects and planners. The Metrozone is also designed by CPG Corporation and the renowned Hafeez Contractor.


How has Bangalore performed as a real estate market and are the business opportunities you see in the real estate sector? What are the areas which drive the business for Ozone?

Beangalore, as compared to other metros, has witnessed a surge in real estate activity, while other markets like Mumbai, Delhi, Chennai, Hyderabad and Pune have been a bit subdued. The growth is driven by IT/ ITES and start-ups, which has given the Commercial segment a huge leap. The growth of Commercial real estate in turn is driving residential growth of residential sector, because of the job creation and migration of educated professionals into the city. This is responsible for making Bangalore the most preferred destination. For Ozone Group, the location of its properties is the key driver. The location directly impacts the quality of living for its residents. Currently, North Bangalore is developing fast and we already have a world class integrated township, Ozone Urbana near the new airport. With the buyer of today becoming more and more informed about various aspects of real estate industry, it has become important for builders to create differentiators to stay in the business. For Ozone, we were always conscious of this aspect and have offered - construction quality, timely possession and proactive customer service, as relevant benefits to our customers.

Housing for All has become a major catchphrase for the current government. In the affordable housing context in which there is a huge requirement does Ozone see itself as being a major contributor? Do you see scope for business in Tier II and III cities?

Ozone group is well known for creating large townships and fostering communities. Almost all Ozone group’s projects are targeted at mid-segment, upper segment and HNIs. The affordable segment offer huge possibilities and most developers will be happy to be part of this growth story. We believe it is too early to comment about entering Tier II and tier III cities.


What in your view were the positive takeaways for the real estate sector from the recent Union Budget?

Given that the real estate sector contributes approximately 7.8 per cent of the GDP directly and through allied activities, the proposed measures introduced by the FM are real estate sector growth accretive and a welcome step. We are hoping that the government will considered extending the three-year window for project completion, until approvals and sanctions are made available through a single window, to cut down on time.
