Interview - Rishi Jain (Jain Group)

Green building costs are feasible if we take a long term view



The Kolkata based Jain Group has successfully ventured into real estate by creating a series of residential spaces at strategic locations in Kolkata under the aegis of Dream Homes. Having developed over a million square feet of real estate space the Jain Group has now launched a slew of real estate projects across the cities of Kolkata and Siliguri and is prospecting opportunities in other towns and cities like Durgapur, Guwahati, and Bhubaneshwar. Apart from residential and commercial projects the group has also diversified into hotels, IT parks, malls, farm houses and other infrastructure. RISHI JAIN, EXECUTIVE DIRECTOR, JAIN GROUP dilated on the role played by his organisation in green building space.



Could you tell us about the emphasis you place on construction of green buildings?


As a socially responsible organisation the Jain Group gives immense emphasis on construction of green buildings. We strongly believe that using eco friendly, recyclable products and saving energy can make the earth a lot more worthy for living. In fact, Dream Eco City, our project in Durgapur, is a complete green project, which is made with biophilic architecture.  



What are the specific 'green' initiatives you have practiced in your various projects? 


Dream Eco City, our flagship green project, has been made with biophilic architecture, where we have used state of the art modern technologies like white roof treatment to reduce air pollution and temperature level. We have solar powered lighting, rain water harvesting, grey water treatment system etc.

In fact, we have used different cutting edge technologies like VOC free paints, 4 side ventilations, white roofs, V3F lifts in the apartments for more energy conversions. Candidly speaking, for us, being eco friendly is not an USP, it is a way of life, so we have introduced thick foliage natural plantation, laminated wooden flooring, paver block driveway etc in Dream Eco City. 



To what extent does construction cost impact the choice of building green?


Although green initiatives do result in substantial higher costs in terms MEP and services planning, however, if we take the long term view and aim to deliver life styles and not just constructed buildings, then those costs are feasible. Besides, the average home buyer today, if appreciative and informed of such initiatives, will be willing to pay a premium.



Tell us about your ambitions in the green building space - the key projects you are doing and in which geographies? 


At the moment, we have our landmark green project  in Durgapur, Dream Eco City. We have recently tied up with acclaimed hospitality brand Holiday Inn and are coming up with the first internationally branded eco friendly Five Star hotel at Durgapur. We have plans to come out with more eco friendly projects in the near future.

Dream Eco City is shaping up at very strategic location and Holiday Inn in the premises will surely add value to project and life style. my few friends have booked the flat, I am also planning to book as rates are very much affordable now, the moment construction status goes up the rates will accelerate. All the amenities are there in record as mentioned by Mr. Rishi Jain in an interview..
