Amanora Park Town has become a Smart City Case study for the whole of India

Pune based City Corporation Ltd has been at the forefront of developing projects especially Special Township Projects with Smart City elements in infrastructure  management & using high quality construction materials, modern and sustainable design practices. ANIRUDDHA DESHPANDE, MANAGING DIRECTOR, CITY CORPORATION LTD responded to CONSTRUCTION OPPORTUNITIES on the company’s operational practices that have contributed to building an unique identity in the market.

 

Could you tell us about your company background and the areas of the real estate business in which you are focused? Briefly talk of your organisation’s philosophy and the values you bring into the construction business?

Since its inception in 1996 City Corporation has consistently outpaced the expectations of the industry, Society & the Govt. in terms of its contribution to the real estate in Pune and around. Some of the prestigious projects City Group is associated with are LAVASA, 1 Modi Baug, 10 Kasturkunj, Oxford Village, Sharda Arcade etc. Fifteen years back I saw relevance of large township developments in the urban areas and promoted Amanora Park Town, the first fully developed integrated township, which is also the first Smart city of a kind in the country. The values I brought to the construction industry are embodied in the “Smart City” which we executed before even the concept was born in India.

We are building “Yashomala Wellness”, a sustainable & integrated Mega Tourism Project at Roha, in the hills of Sahyadri. It is one of its kind in terms of green and water foot print, modern tourism destination with world wide market for the offerings.

 

Could you provide brief details about the important landmarks you have completed – name, size, features, geographical areas of operation, special features, people involved in design and architecture, investments – ongoing and future projects?
Our flagship township, ‘Amanora Park Town’, is Maharashtra’s first special township being developed as per the norms of the Special Township policy of the Govt. of Maharashtra. The policy envisages a large development of different neighborhoods that serve all stratums of society, predominantly for residences. The township policy mandates to provide & maintain all the onsite infrastructure including physical, Social, Health and Educational etc., for which township has to incur considerable financial, technical and managerial resources. In short, townships will have to virtually act like a private Municipal Body for its notified area with responsibility to provide and maintain its urban infrastructure. India’s very first special township, Amanora Park Town is in Hadapsar, east of booming metropolis Pune with over 20 Million Sq.Ft. area to be built. Spanning 1.5 Kms end-to-end, Amanora promises peace and quiet, bustle and vibrancy. Ecologically sound, yet with every imaginable technical, digital and modern facility. It has also complimented the residential complexes with a 1.2 million sq.ft., award winning, a family “day destination mall” – Amanora Town Centre, consisting of retail, 8 screen multiplex, offices, cash & carry etc.Out of the over 6500 or so apartments launched so far over 5000 have already been sold. Presently about 3000 flats have been given possession and 3500 are under various stages of construction. All necessary infrastructures like power, water, gas, solid waste management, digital services and security are in place.

Total of about 674 premium apartments of 2 to 4 bedrooms designed by P&T Singapore and executed by Talib & Shamsi. 100 mtr height, first time in Pune. Changed the skyline of Pune. Major parking provided below the podium and visitors parking on the podium. Apartments came semi-furnished, also equipped with detectors & sprinkler systems to ensure fire-safe parking. It has awarded ‘Well Built Structure’ award by Builders Association of India , ‘Residential Project of the Year’ award by Construction Week India Awards and ‘Residential Luxury’ by CNBC Awaz .

STERLING TOWERS

Total of 220 apartments of 2, 2.5 and 3 bedroom designed by Lokus Designs and executed by Unity Infra. Budget apartments. Architecturally planned such that the building is amidst the nature surrounded by greenery. Focusing each towers’ orientation over looking the crescent road and the green space across the road.

Status: Completed & Fully Occupied.

Area: Area about 2.5 lac sq.ft

 

DESIRE TOWERS

Desire Towers consists of 240 apartments of 1 bedroom apartments designed by Lokus Designs and executed by Unity Infra. It has won ‘Best Affordable Housing’ award at National by CNBC Awaz.

Status: Completed & Fully Occupied.

Area: Area about 1.5 lac sq.ft

 

TRENDY TOWERS

Total of 880 apartments of 2 and 2.5 bedroom designed in house and executed by Unity Infra. Budget housing which got sold even in real estate’s recessionary period 2008/9

Status: Completed & Occupied.

METRO TOWERS

Metro Towers consists of 390 studio & 1BHK apartments designed by Lokus Designs and executed by Unity Infra. It has won ‘Best Affordable Housing’ at City level award by CNBC Awaz. Major parking provided below the podium and visitors parking on the podium. Podium acts as landscaped congregation space.

FUTURE TOWERS

A city within city based on European social housing. Designed by Holland based Architects M/s MVRDV, it’s the longest building. Over 1000 Flats range from studio to 5 BHK. An execution challenge as every floor is different, no floor is typical.

Status: Under construction, possession by end of 2015.

ASPIRE TOWERS

Designed by P&T Singapore. The product mix is 1 to 4 BHK flats. No. of Flats will be about 400.

GATEWAY TOWERS

150 mtr towers, first time in Pune. Redefined the skyline of Pune once again. About 440 super luxury apartments, Designed by M/s P&T Singapore. Branding with M/s Swarovski, first time in real estate. It has won ‘High Rise Architecture’ award in Asia Pacific Awards, Singapore.

SWEET WATER VILLAS

Total over 60 exclusive villas of 3 types to choose from. Designed by M/s P&T Singapore. Area from 4000 to 10000 sq.ft. One of the bungalow’s proud owner is Amitabh Bachchan. Every bungalow has a Solar – Wind Hybrid Power Generation system which will meet half of the total power requirement of the bungalow.

AMANORA TOWN CENTRE

“Amanora Town Centre” is a 1.2 million sq. ft ‘Day Destination’ lifestyle retail centre. Set to the world class standards designed by International Architects M/s Walker from New Zealand, it is destined to be the retail and cultural day destination of Pune and surrounding. It has been awarded as the ‘Best Shopping Mall’ in CREDAI 2013 Awards at National level and few more from the other reputed organisations like Construction Week Awards, Asian Leadership Award, Stars of Industry Awards, CNBC Awaz and National Real Estate Development Council (NAREDCO). It is a people’s mall designed to attract high foot falls. The record was 1.42 lacs on 7th Dec. 2014.

Designed by P&T Singapore. Received very good market response. The product mix is 1 to 4 BHK flats. No. of Flats will be about 560.

ASHA – COMMUNITY LIVING BY AMANORA FOR EWS & LIG

About 2500 EWS/LIG affordable housing units of (300-450) sq.ft with preference to the service class in the township and rest of the service class in general. After 4 years waiting govt. of Maharashtra approved the scheme which is on drawing board.

We are an ISO 14001-2004 (Environment Management System) certified company. Our commitment to environment can be seen the right from the planning stage. In our presentation to the Ministry of Environment, Govt. Of India, New Delhi, for obtaining their Environment clearance, the said Ministry stated on their web site “The Committee expressed appreciation for such enlightened professional approach”.

We implemented environmental management plan with strong commitments. It made us possible to bag consecutive three years the National Award for the Environment excellence from the GreenTech, New Delhi from 2008 to 2015 consistently. On the World Environment Day 5th June, 2008 we inaugurated the “Temple of Environment” which is probably first of its kind in the world. It has been registered and appreciated by United Nations Environment Program’s (UNEP). Every year Environment day is celebrated to promote the environmental awareness in the citizens, students & the community in general. Amanora bagged CII’s, Environmental Best Practices Award 2013 for “Most Innovative Environmental project” for Zero waste Solid Waste Management system. We have developed project management strategies and skills consistent with the task. These included training at the worker level for MIVAN technology by the Malaysians, implementation and use of SAP /ERP, value engineering to control cost and time. We implemented ISO 9001-2008 & 14001-2004. As far as possible eco-friendly construction materials are being use, reducing dependence on the ever dwindling natural construction materials like timber, burnt bricks etc. The design specifications are finalized in line with the quality aspect and special emphasis is given on achieving the desired quality and finish of the product within the given budget. Amanora has reversed the existing trend of providing infrastructure after development and it has achieved this in style and substance. As per the charter of the state govt.’s Special Township Policy infrastructure provision and maintenance is responsibility of developer. Amanora has gone beyond and it has one of the best infrastructure within the township including 2 schools, mall, garden, 24 X 7 power, water and gas, sewage, award winning solid waste management system and modern fire station. It is virtually a privately managed modern suburb of Pune.

 

 

Tell us of the difference made by your organisation in the crowded real estate business?

Our biggest contribution to the urban planning and real estate is building first “Smart City” in India. Amanora has become a Case study for the whole of India. Amanora is being developed as a modern suburb of Pune with unique features like state of the art physical, social, healthcare, sports, educational & digital infrastructure is being developed and maintained by the promoters themselves and we operate as privately managed local body. We promoted concepts/innovations like calling our residents as Citizens not customer, walk to school, mall & hospital, award winning solid waste management system, first use MIVAN technology which improves quality & speed of the construction, world’s first environmental temple in the township, 24 x 7 water, power and gas. We introduced prepaid power & gas meters, eco-friendly transport within township, smart card which is a debit card, entry card, health data card. We have 24x7 help desk to attend our citizens. We buy raw water process it & distribute 24 x 7. We used 100 % recycled water for gardening, flushing construction purposes. We bulk buy electricity from the state electricity board as a franchisee & distribute retail to our township citizens in which we reduce the distribution loss significantly, allow prepayment discount to the citizens. Our state of art infra includes own fire station with 55 M hydraulic platform which even many municipal corporation do not possess. High rise is as a solution on land scarcity and we were the first (out side Mumbai in Maharashtra) to introduce highrise architecture (100 mtr) in Pune by Aspire Towers, others followed later, and now (150 Mtr) by Gateway Towers. Its digital management aspect has become a trend setting in the real estate in India. While India has started talking of smart cities in 2014, we implemented most of the smart city elements in our township, in which information & communication technology (ICT) & the technical solution were used in managing entire gambit of infrastructure, safety, security, making life clean, green & hassle free for the residents. Amanora truly is India’s first smart township. We had made a presentation in the National Conclave of States & Union Territories on Smart Cities on 12th Sept., 2014 at Vigyan Bhavan, Delhi which was attended by the Principal Secretaries / Secretaries and the Urban Development Ministers, and the Minister of Urban Development, New Delhi and the said presentation – Glocalization of Smart City in Indian context : Case Study’, is also on the web site of MoUD. The urban development dept. of the Govt. of India has acknowledged this Swadeshi Smart city case study by putting it on their web site. Amanora is the most awarded township in the country with over 140 national and international awards in the field of architecture, urban planning, environment, branding, construction, CSR, retail/mall etc.

 

 

With India looking to achieve housing for all by 2022 what is your organisation planning to do in the area of affordability?

Amanora has emerged as an upmarket as well as affordable housing brand in the state of Maharashtra. We will continue to serve both these markets in the coming years.

We initiated the township development under the govt. of Maharashtra’s Special Township Policy. It appeared that Pune has up market housing requirement in plenty. Out of the total houses planned to be built, we planned mandatory 10% houses of smaller size i.e 40 Sq.m. area as per the policy requirement. The township is served by malis, mechanics, sweepers and most of service classes. We realized that if we do not provide housing for these, the slums areas will mushroom and whole objective of quality housing/creation of modern suburb of Pune will be defeated. Therefore, we formulated an Affordable Scheme of Housing at Amanora (ASHA – community living) adjoining to the township on 25 acres of area with 2500 affordable houses. This sector would enjoy all the social infrastructure like the township and will also be clean and green as per the vision of the company. We plan to replicate this model in more townships we plan to develop.
