TECH ADVANTAGE

Welcome to a tech-enabled era where construction and real estate fraternity is ready to lap up the tremendous opportunities that digital adoption brings with itself. Right from artificial intelligence, drones, robotics to the entire project life cycle management suite, the industry is witnessing winds of change. It’s now or never for the stakeholders in the construction industry to either be a part of this bandwagon or witness their extinction reports Prerna Sharma.

Digital transformation has been seeping into each and every industrial category slowly. But it’s the construction and real estate industry which is still to reap the many benefits that technology can bring in. It is the need of the hour for construction companies to opt for tech renaissance. Poor planning, lack of automation, insufficient communication, inadequate risk management, and unsophisticated supply chain practices are the major factors hampering productivity and causing significant cost and time overruns. The need to boost productivity, coupled with the need to minimise project overruns and the reliance on unskilled labour, is the top driver for IT adoption in the construction industry. In addition, the combination of new mega trends like urbanisation, connectivity and convergence, smart is the new green, artificial intelligence, and other social trends are driving transformational changes in the industry. Ultimately, the move toward digital transformation will be inevitable for the building and construction industry.

Demand pattern

The business process management (BPM) in real estate market is estimated to grow from $429.1 Million in 2016 to $1,298.0 Million by 2021, at a high CAGR of 24.8 per cent. Growth of the business process management in real estate market can be attributed to the increasing adoption of BPM solutions by real estate companies. BPM solutions are implemented to automate business processes and enhance operational efficiency.

Furthermore, over the past decade, the advent of new technologies has radically transformed the way organisations engage with customers.

Real estate organisations are adopting business process management solutions to cater to the growing demand of customers for optimising business processes and enhancing their presence in the market.

According to Markets and Markets Research, based on component, the business process management in real estate market is divided into solutions and services. The solutions segment is projected to lead the BPM in real estate market during the forecast period.

Furthermore, there has been rapid adoption of monitoring and optimising solutions in the real estate sector.

The monitoring and optimising solutions segment of the BPM in real estate market is expected to grow at the highest CAGR during the forecast period.

The services segment is anticipated to grow at the highest rate during the forecast period. High growth rate of the services segment can be attributed to the wide use of services by various enterprises to maximise efficiency of their infrastructure.

Similarly, BIM technology is impacting building and infrastructure design, construction and operations. Though BIM is primarily associated with creating and managing project information, 3D BIM modeling is fast evolving and is now used before, during, and after, construction.

According to Research and Markets’ ‘Building Information Modeling (BIM) Market – Global Forecast to 2022’ report, the benefits offered by integrated BIM services in the construction process such as 2D drawings, 3D modeling, 4D scheduling, and 5D estimating power; and change management, clash management, visualisation, layout, quantity take off, scheduling, and production control are expected to propel the growth of BIM market for services.

Key focus areas

Digital transformation in the construction industry focuses on three key areas:

i) Big data: management of bulk data, allowing information sharing on transparent and accountable platforms and processes, encouraging a collaborative and inclusive decision-making process, as well as better analysis and prediction.

ii) Automation: facilitates competitiveness, reduces unpredictability that contributes to time and cost overruns, and improves resiliency to threats and interruptions.

iii) Standardization: leads to efficient resource management, simplifies operations and supply chain, minimizes waste and boost efficiency, and facilitates innovation and sustainability. The adoption leads to improved productivity; and it also enables firms that use analytics to minimise project overruns; and for those that use automation, the reliance upon unskilled labor can be reduced. Big data management enables a company to work with materials, equipment and labor suppliers in collaborative and inclusive decision-making ways. Moreover, big data capture allows for improved better analysis and prediction. The use of machines, whether programmed diggers or drones, facilitates competitiveness and reduces unpredictability. In turn this helps to minimize time wastage and helps to keep control over cost overruns. Furthermore, robotics can improve resiliency to the types of threats and interruptions that can affect manual labour. With automation, drone technology is one of the tools a construction company can employ to produce digital data, such as ground-based scanning. Such data can produce 3D modelling and merging images to form a seamless mosaic. Additionally, drone technology can be deployed rapidly, safely and cost-effectively. The third key lever, standardisation generates efficient resource management and it simplifies operations and the supply chain. Furthermore, the use of computers to set appropriate quality attributes helps to minimise waste and it can boost efficiency.

Innovative solutions

The Indian real estate and construction being a highly capital intensive industry surely garners sweet fruits for industry stakeholders. But at the same time, it also presents plentiful risks of managing and optimising the use of resources (men, material, money and machine), channelising information and attaining cost efficiencies. Most ERP products available in the market today boast of strong technical expertise in manufacturing but lack the competence to address the needs of construction industry which is different in the way it functions. Gamut Infosystems Ltd., a 1990 founded company, sensed the game early in 2003 and came up with its flagship product Farvision, a comprehensive ERP solution for the real estate and construction industry.

Built over the most reliable Web based Technology, Farvision enables clients to look at functionalities across different business aspects. The all-inclusive solution has the caliber to undertake wide variety of operations associated to the real estate industry that include the functions for real estate builders, contractors, manufacturers, property managers, facility managers and even home owner associations managing their own societies. Additionally, it reduces the cost of ownership as clients can easily integrate with various office productivity solutions like MS Project and others which are in-built and do not need separate investments.

Providing world-class software solutions, Trimble continually supports the delivery of leading projects. With strong partnerships, Trimble heavily invests in key software and hardware solutions in areas such as BIM, mechanical electrical design and robotic total station layout, contracts management, amongst a number of different segments. The dominance of cloud technologies and BIM software has also influenced Trimble’s operations, with the implementation of Microsoft HoloLens and Trimble Connect, which support the company’s strive for increased collaboration and coordination within projects, and allows for personalisation within construction and design works. With a combination of contract documents and vast 3D repository of objects which are being placed on company’s Tekla or 3D Warehouse clouds from customers, partners and suppliers, these downloadable objects can easily be placed into BIM models.

Similarly, CIMS is a totally integrated and customised multi-user multi-location ERP system for meeting the information needs of any organisation engaged in the business of construction. It has 16 modules, including core module focusing on remote site project planning and execution. A growing number of clients have adopted it and have vouched for its capabilities.Owing to its highly customizable feature, CIMS can be configured suitably and implemented quickly, thus reducing the cost of license/using it, and also the time to gain the benefits in terms of productivity and profitability.

Cubicost from Aura Global India is a new software that can convert 2D architectural and structural drawings into 3D buildings in the virtual space. Cubicost is combined with two words. Cubic means the shape of a cube, which reflects the BIM lineageas the core technology, while Cost indicates the key value of the software, which is to provideintegrated cost solutions for customers in AEC industry. Real estate companies, architects, civil engineers, consultants, contractors, cost consultants, quantity surveyors – the entire construction fraternity can use Cubicost to design, construct, operate and manage construction projects. Also, instead of clients doing a physical survey every time there is a change indesign or a significant problem arising, Cubicost gives clients a 3D model that they can then use to build the designaround. This software supports ISI-200 through which all the materials measurements and quantity calculations are done accurately as per the clauses mentioned in the code. Next level of release is 5D which deals with the management of schedule of construction as 4D and the cost of construction as 5D.

Optimised Construction from Dassault Systèmes provides four key benefits. The first benefit is controlling costs through better visibility. Real time project status will identify tasks, which cause cost risks. Additionally, there is a link to procurement, which enhances cost control. The second benefit is improved cash flow. Better measurement of work breakdown and completion results in earned value approach. This, coupled with prefab delivery, will result in earlier payment. The third benefit is the single 3D version of the truth. 3D visualisation results in clear understanding of a complex project through a common language. Workers at all levels can understand their specific role and how that fits in the grand design. The fourth benefit is minimised waste. Achieve Lean project delivery and minimise waste with an executable and reasonable plan based on the real state of the project in real time.Optimised Construction Industry Solution Experience provides a collaboration-based project backbone that enables centralised project and data management, construction simulation for better planning and execution, and the right information to be available to the right people at the right time.

Ready for the tech leap?

Global construction will grow by 67 per cent, from $7.2 trillion today to $12 trillion in 2020. However, the industry wastes more than $120 billion annually in the United States alone because of out-of-control delays, cost overruns and other inefficiencies. The AEC industry needs to industrialise and standardise, much as manufacturing industries did decades ago, by leveraging design collaboration, prefabrication and modularisation. The construction industry has been moving towards the industrialisation of construction, based on lean principles and practices, to refine the end-to-end design and construction process.

Despite the increasing availability of digital solutions, the industry has to overcome the challenge of rolling out technology across multiple sites, subsectors, and stakeholders. With buildings now evolving from passive, solid shells to intuitive and evolving landscapes, the age of new disruptive technologies in construction project management software is here to stay. The way forward will be a platform that promotes interoperability.

The regulatory framework has to be strengthened as well and the overall perception of industry stakeholders has to be demystified to enhance awareness and the willingness to invest in this digital transformation journey.

Construction Computer Software, popularly known as CCS, has been developed by contractors, for contractors to provide specialist software solutions to the construction industry and has been doing so for over 35 years. CCS’ two leading software products include BuildSmart, a Cost Management System and Candy, a Construction Estimating and Project control system. These form an integrated solution from first estimate to final accounts. Candy provides integrated applications for construction project budgeting and budgetary control through modules of estimating, planning, forecasting, cash flow and cost control while BuildSmart is a web based, ERP solution facility to record the actual costs and expenditure of a construction project (and business) through its integrated modules ofconstruction orientated and specific Procurement, Accounting and Payroll. Its target users are construction contractors and subcontractors – i.e. general or building contractors, civil or infrastructure contractors and MEP contractors.

A large number of CCS clients use both Candy and BuildSmart as an integrated cost management solution (ICMS) because using one of them in isolation allows them to only have half the picture. To take the project from the estimate to the final account with accurate cost control Candy and BuildSmart are the solutions to have.

Nadhi building on nPulseTM legacy

Nadhi Information Technologies Pvt Ltd., develops analytics based, mobile enabled, collaborative decision support solutions for real estate and infrastructure projects.Their flagship solution nPulse™ is an enterprise solution for managing the information flow between all the stakeholders ina construction project from engineering through procurement and construction i.e., across the construction information supply chain. nPulse™ has become hugely relevant in an increasingly collaborative construction environment in which projects are delayed or expensive errors creep in because of gaps in information and imperfect coordination among the various stakeholders, something that happens even when individual stakeholders have technology systems in place.

Capital project owners and EPC contractors find tremendous value using the solution even after ERP systems, scheduling systems, document management systems and BIM solutions are in place when they realise that site execution is still captured in and coordinated via Excel and email. They find nPulse™ to be a ‘glue’ that complements existing solutions and allows them to meaningfully connect the various silos of information and keep everyone on the loop in near real time.

Benefits of using Business Information Modelling (BIM) for construction project owners:

  • Improve Construction quality
  • Significantly reduce lifecycle cost
  • Better understand design projects end to end
  • Optimize operational efficiencies and increase use rate

“nPulseTM is unique in that rather than treat the project as a number of “silos” of information, it looks at the project as a whole and is geared towards maximising efficiency of the whole delivery process. While it has very deep capabilities in each of the functional areas it addresses, the true strength comes out in the cross-linking and interdependencies across different areas. For example, with nPulseTM, a team member may update an agenda item related to say design that is assigned to her from her mobile phone while watching TV at home, and in real time that update will reflect in the project’s overall schedule and the appropriate responsible people will be notified. ”

Kalyan Vaidyanathan, Co-Founder & CEO, Nadhi Information Technologies

“Our products (both Candy and BuildSmart) are designed to simplify the users’ work. Our philosophy has always been to make the software adapt to the user and not that the user must adapt his way of working to complicated software. As an example, our Candy planning module allows for very easy yet precise planning with all the tools available in the planning module. This feature makes the software tool functional for all that should be involved with planning, from the project manager, contract manager, right down to the line supervisor at the core of the work. We are active in India only for the last 5 years and our penetration is reasonably good. CCS products are installed in many offices in India among them large listed companies to small contractors and consultants. We are expecting an organic growth as more and more construction professionals realise the potential of a fully integrated solution to control projects, enhance profitability, thus creating a competitive advantage.”

Lalu Varghese, Director, CCS India

“With Cubicost, you can streamline the entire lifecycle of the process and increase overall efficiency by this simple, easily understandable software. Cubicost gives you the ability to make design changes, assess the impact of those changes and detect issues early enough to prevent frequent project interruptions and cost overruns. It also makes quantity calculations, cost and control estimates in just a few hours. As a BIM solution for cost estimation, E-tendering, tender analysis which is different from traditional methods, Cubicost enables data and model sharing among other popular software from upstream to downstream in the industry.”

KK Jagadish, Founder & MD, Aura Global India

“Our newest collaboration platforms are Trimble Connect and ProjectSight as a field and project management mobile application tool, unifying the field and office together on a single source platform. From an industry perspective, Trimble is a member of BuildingSMART alliance helping to develop industry standards in support of Building Information Modelling.”

Paul Wallet, Regional Director - Middle East & India, Trimble Buildings

“Construction projects are growing more complex, but Autodesk meets that challenge head-on with BIM 360, making construction work safer, simpler, and connected. With the confusion of an ever-increasing number of construction apps across the industry, the option to manage all project data in a single cloud platform results in more predictable building project outcomes.”

Andrew Anagnost, President and CEO, Autodesk
